Gaze undertook comprehensive seismic strengthening and earthquake repair works at 107 Durham Street following damage sustained during the 2011 Christchurch Earthquakes. The objective was to achieve a seismic rating of 67% NBS to ensure the building's safety and structural integrity.

The scope of work included a range of building upgrades and enhancements. Internal fit-out demolition was carried out, involving the removal of damaged materials and structures. This included partially cutting out the internal floor and reinforcing the foundations, as well as injecting the remainder of the slab to address floor cracking. To strengthen the roof structure, engineered steel portals and Reid bracing were installed throughout the roof space.

Additionally, damaged parapets were demolished and replaced with engineered enhanced parapets to meet safety standards. The fire system was upgraded, and both the exterior and interior of the building were plastered and painted for a refreshed appearance. The retail fit-out and warehouse racking were reinstated to facilitate tenant operations.

Throughout the project, Gaze ensured minimal disruptions to tenants, allowing them to continue trading during the repair process
